House Rules

 
  • When you arrive in Skagit, stop to have a late lunch at the Corner Pub then check-in at 4:00 PM. Sleep in and enjoy a cozy morning cup. Check-out is at 11:00 AM. When you’re ready to head out, help us by washing your dishes or starting the dishwasher, walking out your trash, turning out the lights, and locking the door. We’ll take care of the rest.

  • The two homes are on the same property. Please be respectful of the other guests privacy. During all times, the walkway down the middle of the two homes should be used minimally and only for quiet area walks. The backyard is for the cottage guests only, with the side yard and front yard for farmhouse guests. The barn and garden are communal.

    Between the hours of 10pm and 8am noise should be kept to a minimum.

  • Depending on the season, there are peas, raspberries, cherries, currants, rhubarb, pumpkins and squash, and fresh herbs to cook with in the garden. Located south of the cottage on the property, we invite you to forage a bit and explore the garden during your stay. There's nothing like fresh, foraged food from the garden.

  • We love our pups, and want to create a comfortable stay for them too! A maximum of 2 well-bahaved and potty trained dogs are welcome on a case-by-case basis with a $15 fee, per pup, per night that will be sent through the booking platform separately after booking. 

    If your dog gets anxious alone, please be sure to keep him with you or bring a kennel so he doesn't cause damage to our antique items. Pups must be leashed and diligently cleaned up after while outside. Additionally, we have another property close by, and so your pup will need to be quiet and not cause a concern with noise. 

  • Smoking, vaping, e-cigarettes are not allowed inside the cottage.

  • The Big House is a 100-year-old restored farmhouse and we have been so intentional about the upgrades that we've made to this special space. At this time, the fireplace is not in working condition and guests are not allowed to burn in it. 

  • We consider self-guided events and weddings on a case-by-case basis. We require that both the cottage and big house be available and rented by the host for a minimum a two night stay with an additional event fee starting at $1200. Learn more about Events at House Kinlands here.

  • We do allow professional photography on a case by case basis and with prior approval. We charge $350 as a photography/studio fee, and require a one-night stay for the cottage and a two-night stay for the Big House (depending on which you're staying in/using). We also require that the images shared on social media share a location or person tag with @housekinlands.

    We love having images shared, but don't require it.

A few extra thing you may not be used to:

 
  • We are on a septic tank, which is a big tank buried in the middle of the lawn. You won’t see it and while very efficient it’s sensitive to what goes into it. Be gentle and only flush toilet paper.

  • You’ll also find in the country that we use something called a macerator pump that can make a loud noise. Don’t let it startle you, we actually think it’s pretty friendly. It’s the box around the toilet, and it makes a noise when using the shower and when the toilet flushes to get the water to the septic tank.

  • Here in Washington the weather is front and center. When the wind blows, it’s often not subtle, when the rain comes it can be drowning, when it snows, it’s deep. We love that the weather is never the same, it brings new energy, mood, and perspective not even just daily, but minute by minute. We adore that The Cottage is a place you actually can get snowed into.

    In the PNW “cool” is the word. It never really gets hot here. Those who live here have a thicker kind of blood and enjoy the clothing that supports their comfort in any condition, they know that layering is the natural way. They also know how to stay warm and comfortable. World renowned, premier clothing companies such as Filson and Anian would never have arisen anywhere else. Before you visit, if you are new to the PNW and wondering what to pack, visit their websites and purchase an heirloom for yourself to wear when you visit. Whatever you buy will be a solid companion for you here, and when you return home it will remain a support and active souvenir from your time in the enchanted Puget Sound.

  • The water heater is modest as is the space, a 30 gallon unit perfect for a couple to enjoy back to back showers with modest shower time. The hot water will become depleted with heavy use. We suggest modest thoughtful consumption of water and energy resources.

  • The Cottage has passive, efficient, electric heat that is soundless, supporting the wonderful piercing quiet we love about this secluded property in the Flats. These heaters are supported by our onsite solar array, carried by the dairy parlor that outdates any other structure. While we do have additional heaters for those new to the PNW, we still suggest keeping the home COOL, it is invigorating and awakens our bodies miraculous powers of self-comfort and temperature regulation. The COOL air moves us around physically and mentally and moves us under blankets, towards the tea and coffee we have waiting in the cupboards and maybe a nip of whiskey from the decanter atop the pie rack. The COOL drives us into the luxurious robes hanging in the closet and teases us to linger longer on the perfectly soft, organic Avocado mattress and snuggle deep into the European linen and goose down.
